Simonton Energy-Efficient Windows in Hollywood: What to Know First

We’re an independent Simonton service provider in Hollywood, FL, and we handle energy-efficient window repair and replacement for Simonton owners the way the work should be handled: measured twice, quoted on paper, and finished with both warranty layers registered in writing. Most Simonton energy-efficient jobs in Hollywood run from $145 for a straightforward sash or seal repair up to $900-$1,400 for full replacement of a large Low-E insulated glass unit, and we typically complete the work in a single visit. If you’re holding a fogged Simonton unit or watching your AC bill climb through windows that don’t perform the way they did twenty years ago, call (863) 334-2933 and we’ll give you a straight answer before we touch a wrench.

How Simonton Products Fail - and How We Fix Them

Simonton builds a solid, mid-to-upper-range vinyl window, but in Hollywood’s heat and salt air, every window line has its own set of weak points. Here’s what we see most often, by series, and what we do about it.

  • Simonton ProFinish / Asure Series - seal failure at the glazing bead. These two lines share a similar vinyl-glazed sash design where the adhesive-backed glazing tape eventually dries and shrinks in South Florida’s humidity cycle. The symptom is condensation between the panes that comes and goes with the weather. Most “fogged window” calls on these series aren’t actually a failed IGU; they’re a failed glazing seal that lets outside air hit the spacer. We pull the sash, replace the glazing tape with a marine-grade butyl, and re-set the unit square. If the IGU itself has actually failed, we order a replacement to spec and re-glaze it in the same visit.
  • Simonton Reflections 5050 / 5500 - sash sag and weatherstripping compression. The 5050 and 5500 are good double-hungs, but after fifteen or twenty Hollywood summers, the spiral balance tubes wear and the sash starts to drift a few degrees out of square. When that happens the compression weatherstripping on the meeting rail gets crushed, and you lose the air seal that makes the window energy-efficient in the first place. We replace the balances as a pair, re-check the sash for square, and swap the weatherstripping for a fresh OEM-equivalent pile and fin seal. The window shuts like it did new, and the draft goes away.
  • Simonton StormBreaker Plus - frame twist on impact units. These are impact-rated windows, and they’re heavy. On some Hollywood installs we’ve seen from other crews, the rough opening wasn’t shimmed at the corners, and over time the frame takes a slight twist. The window still closes, but it doesn’t seal evenly, and the energy performance drops because the weatherstripping can’t do its job across a warped plane. We pull the unit, correct the shims, re-set the frame square to the rough opening, and re-anchor it to code. That’s a full re-install, and it’s the only honest fix for a twisted frame.
  • Simonton VantagePointe - failed Intercept spacer at the IGU. The VantagePointe line was marketed as Simonton’s energy-efficient floor, and in Hollywood’s UV load those Intercept spacers give out sooner than they do up north. The tell is a milky haze that starts at the bottom corners and creeps inward. That’s not cleanable, and it’s not caulk. It’s a true IGU failure, and the correct repair is a new double-pane unit with a stainless steel or warm-edge spacer, not another aluminum Intercept that will fog again in eight years. We order the replacement glass from a local fabricator, set it square in the existing frame, and register the new unit.
  • Low-E coating degradation on south-facing Simonton units. Here’s a Hollywood-specific failure that doesn’t show up in Simonton literature: houses facing the lake or the Intracoastal get a double dose of reflected UV, and after twelve to fifteen years, the Low-E coating on south-facing windows can start to look hazy or slightly iridescent at certain angles. The glass is still insulating, but the coating is degrading. If the frame and hardware are otherwise solid, we replace the IGU with a higher-solar-gain Low-E package that’s actually correct for that elevation’s heat load, not just a default spec. Most window companies order the same glass for every side of the house. We don’t.

Our Simonton Energy-Efficient Windows Process

We don’t promise magic. We follow a process, and it works because we don’t skip steps.

  1. 1
Call and talk to a person. You call (863) 334-2933 and a live person answers, 24 hours a day. You describe the window, the symptoms, and the age of the house. We ask about the window’s location and whether you know the Simonton series. If you have the original paperwork, great. If not, we read the etched corner code on the glass when we arrive.
  2. 2
On-site measurement and diagnostic. A background-checked, uniformed technician arrives on schedule. We measure the rough opening, check the frame for square, inspect the sash hardware, and verify the failure before we quote anything. Dale Kessler has been reading rough openings since he was in the building construction technology program at Broward College, and the rule holds: measure it right, set it square, and the paperwork takes care of itself.
  3. 3
Side-by-side quote on paper. We show you OEM Simonton pricing and a quality aftermarket option where one exists, with line items for glass, hardware, labor, and any permit work. No ballpark figures. No “trust me.” You see exactly what you’re buying.
  4. 4
Repair or replacement, done in one visit. Most Simonton energy-efficient work is completed the same day: glass replacement, balance replacement, weatherstripping, re-glazing, or full unit replacement. If a custom-size IGU has to be fabricated, we schedule the follow-up before we leave, and we return on the date we set.
  5. 5
Test and verify airtightness. After the repair, we close and lock the window, check for even compression on all four sides, and verify the seal with a smoke pencil on high-draft walls. If the pane is not true, the job is not done.
  6. 6
Register both warranty layers before we leave. This is our Keystone Standard: the window goes back in the frame only after the manufacturer warranty and our Done Right Promise are registered in writing, with durations stated. You get a copy. We keep a copy. No paperwork fights later.

What Simonton Energy-Efficient Windows Costs in Hollywood

Here are straight numbers for the Simonton energy-efficient jobs we do most often in Hollywood. These are ranges from actual work, not brochure figures.

  • Re-glaze a single-hung or double-hung sash (Asure, ProFinish, 5050): $145-$295 per sash, including new glazing tape and square re-set of the glass.
  • Replace a failed Low-E IGU (double-pane, argon-filled): $450-$950 per unit, depending on size and glass package. A south-facing Hollywood window with strong UV exposure runs on the upper end.
  • Full replacement window, energy-efficient double-pane, standard size: $900-$1,400 installed. Impact-rated Simonton StormBreaker Plus replacement runs higher, typically $1,500-$2,400, and requires a permit.
  • Balance and weatherstripping restoration on a double-hung: $250-$500 per window. If one balance is worn, we replace both, always.
  • Full-house energy audit with window-by-window ratings: $65-$120 for a standard Hollywood single-story, and we credit that amount toward any repair you schedule from the findings.

What moves the price is glass size, glass type, whether the frame gets re-set or replaced, and whether code requires an impact-rated unit in that opening. We don’t pad the bill and we don’t surprise you after the work starts. Call (863) 334-2933 and we’ll quote your exact windows on paper, free.

Why Hollywood Homeowners Call TruePane Windows & Doors for Simonton Work

TruePane has been serving South Broward since 2008, and Dale Kessler grew up in the Liberia neighborhood of Hollywood, where his father spent weekends resealing jalousie frames against whatever came off the Atlantic. We understand what salt air, 90-degree humidity, and afternoon thunderstorms do to a window frame, and we know Simonton’s products as well as any independent shop in the area. When a Simonton unit isn’t the right fix anymore, we can quote Andersen, Pella, PGT, or ViewLux side by side on paper, so you always know your options. Every job carries the Done Right Promise and The Keystone Standard, both warranty layers registered in writing before our truck leaves the driveway. And a live person answers every call, 24 hours a day, 7 days a week. We stand behind the work, in writing, for as long as we say we will.

What Neighbors Say About TruePane Windows & Doors

★★★★★

"Whole-house window replacement at 71 years old is not something you want to do twice. Dale walked the house himself for the quote. Crew was the same three men all four days, and the foreman knew every window by room."

PPat and Ray L.
★★★★★

"A casement crank had stripped and the sash was swollen shut. The technician, Ray, fixed the crank on the spot and only then talked about replacement for the three windows that were genuinely done. That is why the whole street uses them now."

EEleanor G.
★★★★★

"Our bay window had rotted at the sill and two other outfits wanted to talk us into a flat picture window instead. TruePane rebuilt the opening and matched the original look. Neighbors have knocked on the door about it."

GGene A.
★★★★★

"French doors to the patio, custom size because this house was built in 1961 and nothing is standard. Measured twice, three weeks to fabricate like they warned, and the install day they laid runners over my floors without being asked."

MMarie S.
★★★★★

"Impact windows on the whole house. They handled the permit, the inspection, and gave me a folder with every approval number for the insurance company. My windstorm premium dropped enough to notice."
